Black and Gray Tank Pressure Cleaning and back flush

Black and Gray tanks are hydro-pressure cleaned inside each tank. They are then back flushed up to 5 times for the black tank and 3 times for each gray tank leaving the tanks as clean as possible. This is a once-a-year suggestion for part-timers and at least once a year for full-timers.

$100 for the first tank and $75 per additional tank

The Hot Water tank is wand flushed rinsing away the sediment in the tank. The Anode (Suburban only) is replaced. This is a once-a-year suggestion for part-timers and at least once a year for full-timers.

Hot Water Tank Cleaning Service

The Hot Water tank is wand flushed and the Anode (Suburban)** is replaced. This removes nearly all the loose sediment build-up in the bottom of the tank, thus improving the efficiency of the tank and extending its life. The relief valve is tested and the burners and electrodes are adjusted as needed. The Thermocouple and Main Module Board are checked. Operation of the Hot Water Tank is checked for complete operation. Bugs and debris are removed. This is a once-a-year suggestion for part-timers and at least twice a year for full-timers.

$120, plus $25 for Suburban anode

Hot Water Tank Premium Cleaning Service

The Hot Water tank is filled overnight with a vinegar and water solution. This dissolves calcium/lime and sediment deposits coating the inside of the tank, relief valve and hot water electrode. Thus, making them more efficient and giving you longer hot water time, like during a shower. The next morning, the tank is drained, then filled and rinsed out twice and rinsed with a flush wand. Suburban water tanks get a new Anode. The relief valve is tested and the burners and electrodes are adjusted as needed. The Thermocouple and Main Circuit Board are visually inspected. Operation of the Hot Water tank is checked for complete operation. Bugs and debris are removed. This is a once-a-year suggestion for part-timers and at least once a year for full-timers.

Fresh Water Tank and Plumbing Sanitizing

The Fresh Water tank is filled overnight with a bleach and water solution killing any fungus, mold and bacteria growing in the tank. The electric water pump is utilized to put this solution into the plumbing system to sanitize it. The next morning, the tank is drained, then filled and rinsed out along with the plumbing system twice to completely sanitize your drinking/shower water and tank. This is a once-a-year suggestion for part-timers, and at least once a year for full-timers and three times a year for frequent boon dockers relying on their fresh tank water.

Air Conditioner Standard Service

The air conditioner condenser and evaporator coils are cleaned and rinsed. The coil fins are combed to be straightened as best as they can. The drip tray for run off is cleaned. The air conditioner area is vacuumed and wiped down. This is a once-a-year suggestion for part-timers and at least twice a year for full-timers depending on the climate.

$125 for the first A/C unit and $100 for each additional unit

Air Conditioner Deluxe Service

The inside return filters are cleaned and re-installed. Temperatures are taken at the return and closest vent for comparison (Delta T test). Air flow measurements are taken at the return and output air ducts to check for efficiency. The air conditioner condenser and evaporator coils are cleaned and rinsed. The coil fins are combed to be straightened as best as they can. The drip tray for run off is cleaned. The air conditioner area is vacuumed and wiped down. The outside cover is cleaned and a UV protector is applied to the outside. Temperatures and air flow measurements are taken again in the intake and return air ducts to check for efficiency. This is a once-a-year suggestion for part-timers and at least twice a year for full-timers depending on the climate.

$175 for the first A/C unit and $100 for each additional unit.

Propane Safety and Operation Service

The visible propane system is visually checked for damage and leaks with a soapy water leak detector solution and propane sniffer/detector. The bottles are checked for compliance. The bottles, regulator and hoses are visually checked and leaked checked. A leak-down test with a manometer is performed. This is a once-a--year suggestion for part-timers and full-timers.

Furnace Service

The Furnace is removed. Clean and inspect the main burner orifice, combustion chamber, fan motor, vent tubes outer casing and blower wheel. Clean, inspect and adjust the electrode assembly. Test the main circuit board, visually inspect and clean the board contacts. Reassemble with new gaskets and re-installed. This is a once-a-year suggestion for part-timers and at least twice a year for full-timers, depending on the climate.

Absorption Refrigerator Service

The unit is checked for good air flow in the compartment and properly vented at the roof and or sidewall. The burner and orifaie is cleaned and adjusted as needed. The door seals are visually inspected and tested. An LP pressure drop check is performed, and check for proper voltages and heater element amperage. The compartment is dusted and vacuum cleaned.

Slide Out Clean and Lube Service

Slide out gears are gently cleaned and then lubricated. Visual inspection and operation is done of each system. Moving parts are lubricated. This is a once a year suggestion for part-timers and at least once a year for full-timers.

$100 per Single Slide, $150 per Double Slide and/or $200 per Triple Slide

Slide Out Deluxe Clean, Lube and Conditioning Service

Slide out gears are gently cleaned and then lubricated. Visual inspection and operation is done of each system. Moving parts are lubricated. The rubber seals are visually checked, cleaned and then a conditioner is applied to keep them supple. Screws tightened (because they get loose). This is a once a year suggestion for part timers and at least once a year for full timers.

$150 per Single Slide, $200 per Double Slide, $250 per Triple Slide

Brake Check and Lube Wheel Bearings Service

Tires are visually checked for tread wear and removed. Brake system is visually checked and cleaned. Drums are removed and visually inspected and cleaned. Bearings are packed and the axle greased. A new rear seal is installed. Everything is reassembled and the tested for operation. Wheels are torqued to specifications and tires inflated to specifications. This is a once a year suggestion for part timers and at least once a year for full timers or every 12,000 miles

Trailer/5th Wheel Suspension and Towing Safety Inspection and Service

Axle suspension system is thoroughly inspected for wear and safety concerns. Suspension parts are greased if they have a grease zerk. The pinbox is thoroughly inspected for wear and safety concerns. Pinbox bolts are torqued checked to factory specifications. King Pin is cleaned and greased. Hitch is thoroughly inspected for safety concerns and lubricated.

Deep Cycle Battery (Not Lithium Ion) Check, Cleaning and Service

This is for liquid acid batteries/deep cycle batteries. Batteries are visually inspected and cleaned. Terminals and cables are cleaned. Batteries are topped with distilled water if needed. They are checked for voltage, charge and load tested for efficiency. This is a once a year suggestion for part timers and at least once a year for full timers.

$150 for 2 Batteries, $50 for each additional Battery

Roof Cleaning and Inspection

Roof linings are thoroughly inspected for tears, cracks and sealants. All vents, air conditioners and other items are visually inspected and sealant is checked. The entire roof is then cleaned with a mild and conditioning cleaner and rinsed. This is a once a year suggestion for part timers and at least twice a year for full timers depending on climate.

$300 small trailer, $350 medium and $400 for large

Generator Oil Change

Change the oil and oil filter. Service price includes the proper oil and oil filter. Recommended every 75 operating hours or yearly which ever comes first.

$140 for gas or $270 for diesel

Gas Generator Service

Check and clean the battery and terminals. Visual inspection of the exhaust system. Clean the spark arrester and verify the Carbon Monoxide Detector operation. Check the air filter and fuel filter. Load test performed.

$250, unless additional labor if required including having to remove the generator to perform the task. Air and fuel filter not included.

New Owner Training

A new owner can be trained to correctly operate a camper including the basics of towing/driving, set up and tear down. Topics cover leveling, hose and electric hook-ups, operation of slides and appliances and batteries. Suggested items to use, convenient apps and regular maintenance is covered. Question and answer session, etc. Print-outs of set up, tear down, winterizing, de-winterizing, suggested items and maintenance scheduling is given out as examples. This can be an up to 3 hour session to help you on your way to being a seasoned camper.

Preventative Maintenance Training

The owner/owners are trained on the very, very important subject of preventative maintenance. How it can save you money, prevent potential expensive repairs and catastrophic failures. They are trained in how to develop and schedule preventative maintenance with the use of either/or an Excel type program or a suggested app. They also receive training on how to be a DIY type of owner.

An increase of price with each task is possible with the need for additional labor or parts beyond the scope of the regular service. Materials such as lubricants for slide outs, grease for bearing packing and bleach for fresh water tank cleaning is included in the price. Clogged (poop pyramid) black water tanks that need additional cleaning, new brake shoes or drum bearings are examples of additional parts and labor beyond the scope of the job.

Suburban hot water tanks are the only ones that require an anode. The anode is replaced with an aluminum anode. Magnesium anodes can cause a sulfur, rotten egg smell at times. It is not recommended to put an anode in any Atwood or Dometic hot water heaters. It will cause more damage than good.

Life Safety Check

This is a comprehensive safety check of your RV. A hot skin test is performed on the interior and exterior of the RV. Smoke, carbon monoxide and CO/LP testers are vacuumed inspected and tested. Batteries are replaced in the smoke and or carbon monoxide testers. CO/LP expiration date is checked. Fire extinguishers are visually inspected. Electrical panel box is visually inspected, fuses and circuit breakers are tested. Bus bar wires are tightened. 12VDC and 120VAC outputs are verified. GFCI sockets are tested. All electrical sockets are tested. Shore power cord and plug-ins are thoroughly inspected. The visible propane system is visually checked for damage and leaks with soapy water detector and propane sniffer/detector. The bottles are checked for compliance. The bottles, regulator and hoses are visually checked and leaked checked. A leak down test with a manometer is performed. This is a once-a-year suggestion for all RV owners.
